Most of our patio projects with a built-in fire pit land between $10,000 and $45,000 depending on size, materials, and site work. We build several types of patio: natural stone, pavers, and pea gravel. Flagstone and complicated grades cost more. Every project starts with a free design consultation and a fixed proposal.

Almost always yes for permanent fire features. Brambleton, Broadlands, and most Ashburn HOAs require an application with a site plan, and we prepare those drawings as part of the design phase. Approval timelines depend entirely on your HOA.

A concrete base is the more durable option, and it is our preference. Pavers and natural stone can both be laid on either a compacted gravel base or a concrete base. A gravel base is acceptable for many patios and walkways and costs slightly less. A concrete base costs more but holds its line far longer on our clay. Paver versus natural stone is mostly a style choice, but we prefer natural stone on concrete. In practice, a tighter budget usually means pavers on a gravel base, and a project meant to last forever means flagstone or bluestone on a concrete base. We do not build stamped concrete patios.

Design and HOA approval run a few weeks. The duration of construction itself depends on the size, material, and access of the patio. Adding a firepit or fireplace adds to the total duration. As a guide, a simple 300 SF flagstone patio laid on a concrete base should take between 3 and 5 days. We schedule so crews finish one project before starting the next, not five sites at once.

Often, yes. Hardscape is our winter specialty because dry cold days are fine for base work and masonry above freezing. Winter slots also book faster and occasionally price better. Spring demand is the busiest window.
