What a Contract Includes

Every commercial snow and ice management contract defines trigger depth, response window, scope of work for lots and walkways, and de-icing material and application rate. Plow routes are mapped to the property before the season starts, not improvised during the first storm.

Documentation runs alongside the work: time-stamped service logs and material application records for every event, which most commercial insurance policies and property management agreements now require for liability purposes.

Snow work in the DMV is a nightmare and every storm is different. Wet heavy snow, flash ice, multi-day events, and overnight refreeze each demand a different response, which is why we do not customize our snow contracts site by site. They are almost all the same, billed on a time and material basis, and what actually separates one contractor from another here is response time, well-trained crews, and a dedication to making sure our clients' properties are accessible as soon as possible. Both are available and the right choice depends on your budget risk tolerance. Seasonal pricing is fixed regardless of snowfall totals. Per-event pricing tracks actual storms and includes a not-to-exceed cap in the contract so a heavy winter does not blow the budget.

Trigger depths and response windows are set in the contract before the season starts, commonly 1 to 2 inches for retail and medical properties and up to 3 inches for lower-priority lots. Response times are written into the same document with penalties defined if we miss them.
